Description of Work
Scope of labor:
- Remove and dispose of the existing large bathroom mirror.
- Install two customer-supplied framed mirrors above each sink.
- Remove and replace two existing vanity light fixtures with customer-supplied fixtures.
- Remove and install two new brushed-nickel bathroom faucets.
- Remove the existing leaking toilet and install a taller customer-supplied toilet.
- Remove the recessed medicine cabinet and patch the wall opening.
- Paint the bathroom walls, including touch-ups around removed fixtures.
- Evaluate and blend access panel areas for improved appearance.
Scope of materials:
- 1 Toilet wax ring with horn
- 1 Braided toilet supply line 3/8 in. x 7/8 in. x 12 in.
- 1 Closet bolt set for toilet installation
- 1 1/2 in. drywall patch panel 2 ft. x 2 ft.
- 2 1x2 furring strips 8 ft for drywall backing
- 1 Drywall screws 1-1/4 in., 1 lb box
- 1 Fiberglass mesh drywall tape, 1 roll
- 1 All-purpose joint compound, 1 quart tub
- 1 Aerosol orange-peel wall texture, 1 can
- Miscellaneous installation/cleanup supplies

Lead Paint Disclosure (safety)
Due to the age of the home if more than 6 square feet of paint inside and 20 sq feet exterior is disturbed, paint must be tested for lead. Though very unlikely, if lead is found to be present per EPA a certified company must demo and clean up any dust. We are certified for this but not currently performing such work. We would refer an environmental company to demo and clean and then we would come to finish the work.
Ceiling Repairs (materials)
Ceiling texture patch will not match, but be as close as possible. The only way to match ceiling texture is to re-texture the entire ceiling and that is not included in this estimate unless specifically noted. Often with ceiling repair work the entire ceiling needs to be painted for a color match. Painting is not included in this estimate unless noted specifically for touch up or full ceiling painting. Repaired stress cracks can not be warrantied without structural reinforcement which is not included in this estimate.
