Description of Work
Scope of labor:
- Prepare the work area by protecting surfaces and verifying layout for the fireplace feature wall and built-ins.
- Frame a 2x4 structure for the fireplace bump-out and install blocking for TV support.
- Relocate and adjust electrical receptacles and install a cable chase for TV wiring.
- Install cement board and dry-stack stone veneer on the fireplace face, including a hearth/base ledge.
- Install the customer-supplied mantel and mount the TV bracket.
- Build custom base cabinets and shelving units with arched tops on either side of the fireplace.
- Install crown molding, cabinet doors, drawer fronts, and decorative hardware.
- Set countertop surfaces on base cabinets and apply wallpaper to the back panels of shelving.
- Fill, sand, and prep built-ins for final paint finish.
Scope of materials:
- 18 pieces of 2x4 x 8 ft kiln-dried studs
- 2 sheets of 3/4 in plywood sheathing panel 4 ft x 8 ft
- 5 pieces of 1/2 in cement backer board 3 ft x 5 ft
- 10 boxes of dry-stack stone veneer flats, beige/gray blend
- 4 boxes of stone veneer corner pieces, matching profile
- 6 bags of Type S mortar mix 80 lb
- 2 bags of polymer-modified thinset mortar 50 lb
- 7 sheets of 3/4 in maple plywood 4 ft x 8 ft for cabinet boxes
- 3 sheets of 1/4 in sanded plywood 4 ft x 8 ft for cabinet backs
- Miscellaneous installation/cleanup supplies

Disclaimers
Fall Protection Required (safety)
In order to follow industry regulations and to keep our employees safe, your project requires fall protection for workers. This requires two employees onsite while height work is performed. It also requires specialized equipment up to harnesses and fall protection gear. In some cases this equipment must be secured to your home or business. In any event, we will work to limit penetration into the roof or other materials for anchor points and when removed seal with high quality sealants.
Lead Paint Disclosure (safety)
Due to the age of the home if more than 6 square feet of paint inside and 20 sq feet exterior is disturbed, paint must be tested for lead. Though very unlikely, if lead is found to be present per EPA a certified company must demo and clean up any dust. We are certified for this but not currently performing such work. We would refer an environmental company to demo and clean and then we would come to finish the work.
Ceiling Repairs (materials)
Ceiling texture patch will not match, but be as close as possible. The only way to match ceiling texture is to re-texture the entire ceiling and that is not included in this estimate unless specifically noted. Often with ceiling repair work the entire ceiling needs to be painted for a color match. Painting is not included in this estimate unless noted specifically for touch up or full ceiling painting. Repaired stress cracks can not be warrantied without structural reinforcement which is not included in this estimate.

Ace Handyman Services specializes in construction services and does not provide technology or software-related solutions. We do not offer IT consulting or support. Customers with technology needs are advised to consult specialized firms or customer service for the technology affected by this project. Ace Handyman Services is not responsible for such matters.
Concrete and Masonry Repairs (warranty)
Due to the nature of concrete and masonry repairs, they cannot be warrantied for cracking and further deterioration. Matching colors and texture is not possible but will be as close as possible. If you have any questions regarding options and your specific project please be sure to let us know.
